Alix Flamm is one of my favorite designers to work with, and the customers love her! Kitchen remodel by CMZ Construction, Inc, Kitchen Design by Alix Flamm Interior Designs, Irvine, CA
How do you make a tiny kitchen from 1970 look big?
Lighting, raise the ceiling, more lighting, glass cabinet door fronts, workspace (under-cabinet) lighting.
Even the acrylic custom bar stools add to the visual of openness.
The quartz countertop that extends into the garden window not only adds 12 more inches of countertop space, it also provides the perfect spot for the cat to bask in the California sun!
It functions even bigger! How? Pull-outs!
The pantry next to the fridge pulls completely out of the cabinet for access to every inch of the cabinet. No more digging. Pull-out trash and recycle bin, every base cabinet pulls out for easy reach. Every drawer has full extension hardware. It is easy to access not only the pots but all the appliances that would normally clutter up the countertop.
Repeat customer. I love them!
Years ago we were tasked to landscape and build a combination white vinyl and masonry wall around his brand-new pool. They since have redecorated, and the white does not fit their color scheme. Their painter did not want to paint the white vinyl. I got it done.
Finished product.

New french doors on a 200 Yr Old French Chateau.
The original doors didn't meet code. These are more efficient yet maintain the feel of that period.
This Chateau from France, is 200-years-old was imported and reassembled piece by piece on Balboa Island.
The engineering involved in bringing it up to Cal. building and energy requirements and maintaining its old-world charm was impressive. We were tasked with the patio doors in this case.
The new patio doors maintain the feel and charm of the 200 y.o.french chateau.
Yes! That is a real gas lantern next to the door. Even authentic cobblestones in the courtyard are imported. Amazing what you can do when you have enough money to throw at it!
No Job to Small.
Looking like something out of a James Bond movie, this two blade ceiling fan, reflected in the black mirrored closet doors, lends a modern feel while maintaining a budget. We added flooring and baseboards to complete the look.

Custom Wooden Gate
This customer requested a custom gate he had in mind. It was milled to my specifications. I hand assembled and finished it. Painted cedar frame with a redwood tongue and groove panels that have a semi-transparent stain.
Custom Wooden Gate
This has a commercial aluminum 36” Ladder Style handle, a programable numerical keypad deadbolt and 4” heavy-duty stainless-steel ball bearing hinges. Built like a door!
Less that a ¼ mile from the Pacific
He had several gates and even a couple doors, but they all failed. I explained that gates get rickety after a while, and doors need a certain amount of protection if you read the fine print in the warranty. They can’t be completely exposed.
Door manufacturers use water resistant glue
And they only allow a certain amount of expansion on their panels, because they are not supposed to be fully exposed to the weather. I doubled the expansion, used waterproof glue and before assembly made sure every cut and side of each piece was primed or sealed.
This is a welded steel frame gate with wooden tongue and groove panels.
Very reliable
This is another custom creation of mine.
The customer requested an area that her dog could peep through, and something to keep the landscapers from blowing leaves under the gate. Due to the incline of her patio a normal sweep of 1 ¼” would not cover the gap.
This one is made the same as the first gate above except it is all cedar and has an arched top.
But, waterproof glue, sealed on all sides before assembly, double expansion allowance. Just a regular deadbolt and a Ladder Stye cabinet pull. I have a punched copper screen with a solid copper door that slides down to cut off the view for the doggie.
This front gate is within a stone’s throw of the water. This one is solid oak. Double expansion allowance, painted on all sides before assembly, waterproof glue, 4” heavy duty ball bearing hinges and Schlage programable deadbolt. Can be unlocked via computer inside the house or via your cell phone.
Side gate, this picture, taken during daylight, shows the distressed finish better.
Distressing the wood gives it the antique appearance that it is old and weathered. The antique door knocker for a handle completes the effect.
Who says everything must match! Wall cabinets are lacquer grey, base cabinet have a dark grey wood grain. Weathered Oak LVP (Different shade of grey), quartz countertop and full height back splash. The oven is gas on top and convection on bottom for efficiency. (These days a popular choice is gas burners and air fryer oven)
I took the customer to the stone yard. With the help of one of the guys she was able to choose and tag two quartz slabs. She chose tile for the backsplash but could just as easily used quartz as well. She was going back and forth, debating an island, because she does a lot of entertaining. I suggested a simple Island on wheels. She can roll it out when she needs a larger table and use it in another room as a buffet.
In this case we added a patio door, moved the sink and dishwasher moved the window. Added several new circuits to meet code. GFCI’s all around, canned lighting, ceiling fan and task (under cabinet) lighting. We ran 220V to the new stove. The new dishwasher is super quiet. (I though it was broken when I first started it up) Not sure if you can see it, but I installed the gazebo and ran 3 GFCI outlets also
Same angle different exposure. You can see the inside clearer. The outside is washed out.
Fireplaces make the room cozy. The hearth is a sparkling black granite. We used a black veneer stack stone with white veining over the old red brick. She wanted a simple mantle. This is made with 100-year-old reclaimed wood. Just a clear finish on it. The fireplace is functional but who wants to clean ashes. Salt Crystals were used for the effect. When the light warms them up they throw off negative ions.
